Alexander Estates Annual HOA dinner/meeting was held January 22, 2015 at the Asian Pearl Bistro in Windsor at 5:30 p.m.  President Cheri Van Ackern called the meeting to order at 6:15 p.m. and welcomed everyone to the meeting and asked attendees to introduce themselves and state what lot they own.

Cheri remarked the agenda (see attachment) for the meeting is not unlike years past with very little change and that it is a good thing.  Everyone welcomed Dave and Ronnie Paulk to the meeting and expressed a warm greeting to the neighborhood.   After introductions, Cheri asked Karen Beth Roth if her and her husband, Doug were getting near to a date for breaking ground for the construction of their new home.  Karen said they plan on starting construction of their new home on or near March of 2015. Their lot (5) is the last empty lot in the subdivision and we look forward to their family joining Alexander Estates.

 

Once again, neighbors thanked Steve Leroux for his continued service of placing American flags on each lot on relevant patriotic days via the Windsor Lion's Club.  Steve and Vicki thanked Bill Yeagle for helping them out one holiday when they were unable to open their garage to get the flags out for display.  It is always a striking display in which all the neighbors appreciate.  For any homeowner who would like a flag displayed on appropriate holidays, please drop a check off at Steve's house for $25.00 made out to “Windsor Lion's Club”.

Due to the large turnout and enjoyment of the neighborhood social gathering, the board informed neighbors that they will plan another potluck mixer sometime in late summer/early fall of 2015.  Cheri reiterated that no monies from the HOA budget are used for the gathering but rather everyone is asked to bring a dish for the potluck and the board will provide refreshments.  Neighbors agreed that it is a great time for to get together without any business to attend to.

Cheri outlined some of the new laws affecting HOA's.  Most of the new laws pertain to rather large HOAs, however we need to comply with the consent of sharing personal information.  Normally, our HOA publishes a map and also a list of homeowners with emails and phone numbers.  All homeowners present were asked to sign the consent forms that were provided.  The board is asking those who were not in attendance who agree to disclose personal information to other homeowners in the neighborhood to please print out a copy of the form attached to this email.  Please sign and date the form and return it to Denise Hazzard sec/treas either by dropping it off at her home or scanning it and emailing it to her at kdhazzard@techmolded.com

 

The office of secretary/treasurer has expired and Cheri opened to floor for any nominations to fill the vacancies.  Nick and Mary Zenzen asked that Denise continue on as secretary/treasurer and Nick nominated Denise for another two year term to the position.  Cheri asked Denise if she was willing to take on the position again and Denise stated only if no one else expressed an interest.  Subsequently no one expressed an interest so both Ron Miller and Jeanne McCreery seconded the nomination and all homeowners present voted favorably to reinstate Denise for two more years as HOA secretary/treasurer.

 

Budget estimates for 2015 (see attachment) were discussed.  An annual budget item is insurance for the HOA which by law we are required to carry.  Cheri asked Denise to speak to the other large item to the budget that being weed spraying of the ditches.  Denise opened it up to the floor for any suggestions as she indicated that she and other homeowners felt the spraying was not getting us ahead of the sticker problem.   Also, that when the Windsor High School students could come and physically weed the ditches, the stickers were already established and if anything it was spreading the stickers.  The board restated that each homeowner is responsible for the upkeep of their lot and the control of noxious weeds.  Kelly Hazzard suggested that we take a year off from spraying the ditches and ask homeowners to control their own noxious weeds, then revisit the idea of spraying again at the next annual HOA meeting to discuss if homeowners felt they needed or wanted it.  Or possibly come up with an alternative method.

 

Homeowner’s dues will remain the same at $125.00 and are due to the secretary/treasurer by March 31, 2015. Please make the check to Alexander Estates HOA.  You may mail your check to:  Denise Hazzard, 6740 Alexander Drive, Windsor CO  80550.  Or give Denise a call at 674-9646 to drop your check off in person, or let her know you have left it in her mailbox prior to the postal service arriving.

 

Since there will be no funds used for weed spraying, Cheri asked once again if neighbors were interested in landscaping in and around the Alexander Estates sign.  There seemed to be a consensus that what is planned needed to be something that did not require much water and attention.  Also that it was cohesive with what the Paulks have planned for their lot.  Any neighbors who may have ideas or some actual landscaping materials to donate are asked to please contact Ted Ranieri.  Cheri also thanked all those who have been taking care of the landscape around the sign the past year. 

 

Cheri updated the neighbors with the ongoing concern and development of the area to the west and south of our subdivision called Harmony Ridge.  Cheri encouraged homeowners to attend Windsor town board meetings and town planning commission meetings as our neighborhood has the right to be heard.  Denise will be sure to let homeowners know via email and mailings when meetings would be held.

Cheri asked if there were any more questions or concerns and none were brought up.  The meeting was adjourned at 7:50 p.m.
